So you want to list your home and the thought of strangers traipsing through your personal space is keeping you awake at night? Here are some tips to help you get your home SOLD and keep your sleep schedule on track too!
When you know what to expect and what buyers are looking for, showing your home becomes a lot less stressful. Your top priority is to engage buyers' emotions as much as possible. Beginning with curb appeal and working through each room of your house, you want them to make a connection.
Depersonalize While it's not their home yet, you want buyers to imagine it that way. Put away highly personal items such as family photographs and kids' artwork on the fridge.
Check the Temperature Buyers will notice if a home is too hot or too cold, but a comfortable room temperature will keep them lingering longer.
Common Scents Because the smell of your favourite pet or perfume may trigger a buyer's allergies, it's best to open a window to draw in fresh air. If it's cold outside, close it again before the showing begins.
Picture This Showing your home in winter? Distribute photos around the house that display the greenery of your yard and landscaping.
Light the Way Use both natural and artificial lighting to draw attention to the best features of your home. Don't forget, you can partially close window coverings to deemphasize less desirable views.
Set the Mood Relaxing music.. a crackling fire.. a mug and a book beside an inviting chair.. buyers are connecting with your house to decide how they will live there. Create spaces with little 'vignettes' that invite them to use their imagination and draw them in.
